Staging to Sell Consultations

Sonia Weller of Rose Home Solutions & Interior Décor will come view your home, evaluate it and recommend improvements that should be done to ensure that your home sells quickly, and for top dollar.

No Frills Staging to Sell

The No Frills Staging to Sell consultation includes a 2-2½  hour tour of your home. When done, you'll receive our Staging to Sell Report Card. This includes a plan on how to get your home ready yourself. 

We go through your home with you and note what changes should be done to effectively stage your home. We help you create a plan that emphasizes the positive features of your home and de-emphasize the negative. 

We always take into consideration your budget and include as much of your own furnishings and accessories as possible.

You will receive a hard copy of our exclusive Staging to Sell Report Card - an itemized and prioritized topline summary of what we suggest you need to do to stage your home effectively, within 24 hours of your consultation.  Included in the Report will be suggested floor plans for 3 main rooms for placement of furniture and accessories, as well as colour and colour chips for each room to be painted.

As this point, you can decide which parts of the staging process (all, some or none) you would like to handle yourself.

Highlights Staging Consultation

Our Highlights Staging Consultation includes a room by room tour of your interior and a review of the exterior. At the end of the process we will provide you with our exclusive Staging to Sell Inspection Report.

 We will create a plan that show you what needs to emphasized to shows your home off to its best advantage. 

Included in our Highlights Staging consultation is staging of 3 rooms for you while we’re there. Then you can decide if you would like to take over the rest of the staging, or have us complete the getting your home ready for sale. We work with you to decide which rooms will have the most impact on potential homebuyers.

We provide an itemized and prioritized Staging to Sell Inspection Report that includes an in-depth analysis, room-by-room, of what is needed to achieve results themselves, photographs and floor sketches of furniture placement for three more rooms and colour and colour chips for each room that should be painted. 

Our service includes coming to your home before two Open Houses to ensure your house is looking its best.

Elite Staging to Sell Consultation 

Our initial consultation for our Elite Staging to Sell Consultation starts with a walk through to determine your needs. We first come in and walk through your home, advise you if any repairs (such as painting) or major purchases (such as furniture) need to be done, assist you in getting those completed then come in and stage your home. 

We will use furniture placement, accessorize, declutter and organize for 7-8 hours and leave you with a home ready to sell. 

We always try to use your furniture and accessories to keep your costs down and are creative in doing this. But we can help you with furniture or decor rentals if needed, as well as work with our professional painters, handymen and other to get home ready to sell. 

We will provide you with a written report of what we’ve done, as well as before and after photographs of your main rooms and/or features for your internet listing.

Our service includes coming to your home before your Open Houses* to ensure your house is looking its best.

Furniture Rental/Soft Purchases

In addition to the services above we can rent additional furniture, artwork or accessories if required, as well as purchase any soft items such as linens, window coverings or flooring that may be needed to complete the look. 

We’ll do your shopping for soft items like bed & bath linens, window coverings, floor mats and accessories to get your house ready to sell and have it all flow together. Then when you move you'll be able to take the beautiful additions to your new home and have it looking great from the start.  

Digital Photo Package

90% of Canadian buyers (vs 70% US), view MLS listings online and shop from the photos they see, before even calling an agent to help them buy a home. In fact, buyers are telling the agents which homes they want to see, based on their online viewing. Staging and professional digital photos of your home online, make all the difference in how your home looks online, as well as in person.

We work with a number of professionals and can recommend them to get anything you need done in your home. These include Real Estate Agents, Home Inspectors, Painters, Electricians, Plumbers, Window Covering, Closet Organizers, Cleaners and Mortgage Specialists. 

We can work with them directly and coordinate everything that needs to be done, or you can coordinate them yourself.
